The Rana Motors showroom at Tis Hazari represents one of the earliest examples in India of commercial automotive retail being successfully integrated within active metro infrastructure. Developed in 2005, the project emerged at a time when Delhi Metro had begun opening undercroft spaces beneath elevated corridors for commercial use, though these spaces were largely perceived as spatial leftovers rather than viable retail environments.

The project reframed this perception by demonstrating that high-value retail could operate efficiently within dense transit infrastructure when spatial planning, structural understanding, and operational logic are aligned. The showroom was designed to accommodate full vehicle display, customer engagement, and backend preparation functions within a structurally constrained metro undercroft, setting a precedent for transit-oriented commercial development in Indian cities.

The project stands as an early demonstration of how transportation infrastructure can double as urban economic infrastructure.

Transit Infrastructure as Retail Opportunity

The site sits directly below an active elevated metro line, with structural grids defined by metro pier spacing and load distribution requirements. Column density varies significantly across the footprint, creating zones of both spatial opportunity and limitation.

Rather than forcing uniform retail planning, the design mapped structural rhythm directly into spatial zoning. Open spans closer to entry zones were used for customer-facing functions, while denser structural areas were converted into service, storage, and operational support spaces.

This adaptive zoning approach allowed the showroom to function at full retail capacity without structural modification to metro infrastructure, establishing a replicable model for future metro-linked commercial development.

Spatial Hierarchy for Automotive Movement and Display

Automobile retail requires clear vehicular movement logic, sightline management, and display staging. Within the constraints of the metro undercroft, the planning established a clear front-to-back operational gradient.

A double-height front display zone was created in the lowest column density region to maximise visibility and spatial openness. This space acts as the primary customer interface, allowing uninterrupted viewing of vehicles and strengthening street-level visual engagement.

Rear zones with tighter column grids were programmed as preparation bays, accessory staging areas, and service-support functions. A mezzanine level accommodates administrative and operational activities, maintaining separation between customer experience and backend workflows.

This layered approach ensures both operational efficiency and customer comfort despite spatial constraints.

Customer Accessibility within Constrained Infrastructure

Customer circulation was intentionally limited to the ground level to maintain accessibility for all users. Wide movement corridors allow safe pedestrian navigation even when vehicles are being repositioned internally.

Vehicle turning paths were mapped precisely against structural column placement to avoid congestion and ensure smooth vehicle delivery cycles. An external side zone was developed as an auxiliary preparation and overflow display area during peak demand periods.

This approach ensured that customer experience remained intuitive and uncluttered despite operating within complex infrastructure geometry.
